Areas we cover in the Wirral
We cover the whole peninsula. On the Mersey side that means Birkenhead, Wallasey, New Brighton, Bebington, Bromborough, Port Sunlight, Rock Ferry and Eastham. Across the rest of the Wirral it means Moreton, Upton, Greasby, Woodchurch, Heswall, Pensby, Irby, West Kirby, Hoylake, Meols and Caldy, with Neston and Parkgate on the Dee side.
The M53 runs from Chester up through the Wirral to Wallasey, which makes it straightforward for us to cover the peninsula from end to end.
Rented homes we inspect in the Wirral
Rented housing changes a lot from one Wirral town to the next. Birkenhead, Wallasey and New Brighton have many flats, some in purpose-built blocks and many in converted Victorian houses. There the inventory covers shared hallways, meter cupboards and entry systems as well as the flat itself.
Along the coast in West Kirby and Hoylake, lets are often houses and apartments close to the sea. Salt air and wind are hard on window frames, external doors and paintwork, so we photograph these closely at check-in. That gives a fair starting point if weathering comes up at the end of the tenancy.
Heswall, Bebington, Prenton and Oxton have more larger family homes, with gardens, driveways and outbuildings that go into the report alongside the rooms.
What an inventory in the Wirral includes
Each inventory is a room-by-room record with photographs, written descriptions of fixtures, fittings and contents, notes on any existing marks or wear, and meter readings. The same record is used at the check-in, at any mid-term inspection and at the check-out, so the condition of each room can be compared directly. For furnished lets we list the furniture and appliances in each room, and for shared houses we record each bedroom separately.
Booking an inventory in the Wirral
Call or email with the address, the number of bedrooms, whether it is furnished and the date you need. We can collect keys from your office or meet the tenant at the property. Reports are sent the same day. For a property going straight from one tenant to the next, we can combine the check-out with the new inventory in one visit.
Deposits are protected with TDS, DPS or mydeposits, and if a deduction is disputed the scheme's adjudicator looks at the evidence from both sides. A dated inventory and a matching check-out report give the adjudicator a room-by-room comparison to work from. Under the Tenant Fees Act 2019, the landlord or agent pays for these reports, not the tenant.
