Mid-term property inspections
A mid-term inspection is a visit part way through a tenancy to record how the property is being looked after. We carry them out for landlords and letting agents across Chester, the Wirral and Cheshire, and send each report the same day.
What a mid-term inspection covers
We go through each room and record its general condition, with photographs. The aim is to spot problems while they are still small and give the landlord or agent a current picture of the property without waiting for the check-out.

Why landlords book mid-term inspections
Tenants do not always report small problems. A dripping overflow, a blocked extractor fan or a patch of mould behind a wardrobe can turn into a much bigger repair if nobody sees it. A mid-term inspection gives the landlord the chance to arrange repairs and to talk to the tenant about anything that needs attention. It is also a chance for the tenant to mention anything they have not yet reported, such as a sticking window or a faulty extractor.
When mid-term inspections are done
Landlords and agents decide how often to inspect. Some book one visit a few months into the tenancy, others inspect at regular intervals through a longer let. Under the Landlord and Tenant Act 1985, tenants should have at least 24 hours' written notice of an inspection, and the tenancy agreement may set out more.
We work 7 days a week, 08:00 to 20:00, which makes it easier to find a time that suits the tenant. If the tenant will not be home, the landlord or agent can arrange access with keys, with the tenant's agreement.

The report is sent digitally the same day, with photographs and a list of any maintenance points, so repairs can be arranged quickly. How mid-term reports help at check-out
A mid-term report shows the condition of the property part way through the tenancy. If something is disputed at check-out, it can help show when a problem first appeared and whether it was raised at the time. It sits alongside the original inventory and the check-out report as part of the tenancy record, which is the evidence TDS, DPS or mydeposits will look at if a deposit is disputed.
